TELEPHONE SERVICE

Each has a PBX extension for telephone connection.  National or international telephone calls can be made directly by filling in the telephone authorization form available at the compound office.  All long distance telephone calls will be charged the normal Saudi Telecom rates.  A detailed bill will be provided to each tenant at the beginning of every month.  All bills should be settled within two weeks of receipt at the Accounts Department in the Administration building. Direct lines/internet connections are optional and available, call the Housing Department at 488-1139 x604 for more information.
 

INTERNET SERVICE

CABLE TELEVISION

Villas Rosas offers an impressive line up of premium programming for residents including Showtime cable services as well as an exciting line of up of international programming. A channel guide can be obtained from the Recreation Department at 486-5128 x 248.
 

ELECTRICITY

Each individual villa is fitted with an independent electric meter. All meters are read by SCECO monthly.  Electric Bills should be settled within two weeks of receipt.

ELECTRICAL OUTLETS

Villas Rosas Compound Villas offer two kinds of electrical outlets, 110 and 220 volts.  Please contact the maintenance department before plugging in any appliance to avoid damage.  Villas Rosas electrician can cater your electrical supply to suit your appliances.  Please contact your compound maintenance department for more information.
 

DISHWASHER

Dishwashers wash most dishes by heating cold water much hotter than can be used when washing dishes by hand. It also uses less water too. Water is pumped through the rotating arms at the bottom of the machine. These arms contain spray jets, which spray the heated water and detergent to all parts of the loaded dishwasher. After both the washing and rinsing cycle are complete, the dishes are left to dry.

How do I use it?

  • Scrape off as much food from the surface of the dishes as possible.
  • Place larger and dirtier items on the bottom rack.
  • Place glasses, cups, and less soiled items on the top rack.
  • Put cutlery (forks, spoons, etc.) in the basket with the handles facing downwards. Put knives in the basket with the handles facing upward.
  • Add special detergent used for DISHWASHERS ONLY into the small cups on the inside of the dishwasher door. Close the lid on the main cup
  • Close the dishwasher door and turn the dial to the “Start” or “On” position, or the cycle you desire. (Usually “Normal Wash” is used)

Products needed

  • Dishwasher dish detergent – powder, liquid, gel, or tablets (Cascade and Jet-Dry are good examples)
  • DO NOT use dish soap, hand soap, or any other kind of soap not specifically designed for dishwashers. These will cause excess foam, which can result in a leak and/or flood of your kitchen.
  • Items you SHOULD NOT wash in the dishwasher include lead crystal, antique, handpainted, and over-glazed items, bone or wooden-handled items, some plastic items, cast iron, some aluminum items (they can discolor during the rinsing cycle).

Safety

  • Only wash dishes in the dishwasher. Do not wash items such as paint brushes.
  • Do not open the dishwasher during the washing cycle due to hot temperatures of the water used.
  • Do not use any other soap or detergent other than that which is made specifically for dishwashers.
  • Load sharp knives with the handles up to reduce the risk of injury to yourself loading or unloading these items.
  • Do not wash plastic items unless they are marked “dishwasher safe” or other equivalent.
  • Do not abuse, sit on, or stand on the door or dish rack of the dishwasher.
 

CLOTHES WASHING MACHINE

The clothes washing machine is used to wash most pieces of clothing. After you fill the washing machine tub with clothes, the machine fills the tub with water, and then stirs the clothes around using an agitator. After some time agitating, the washer drains the water and then spins the clothes to remove most of the water. Then, it refills, and agitates the clothes some more to rinse out the soap. Then it drains & spins again.

How do I use it?

  • Separate clothes by color (whites, darks) and fabric type (ex. delicate, wool, regular).
  • Put 1 load of clothes into the machine at a time, avoiding an overload of the machine.
  • Make the proper selections of fabric type and water temperature.
  • Close the door and let the water fill the tub.
  • Lift the door open and pour in your detergent over the clothes
  • Close the door and let the machine run its full cycle of washing & rinsing the clothes.

Products needed

  • Clothes washing detergent (soap) – liquid or powder (Tide, Purex, Wisk, Cheer).
  • Fabric softener (if desired) – liquid or dryer sheet (Downy, Snuggle).

Safety

  • Be sure to separate your clothes by colors and whites.
 

CLOTHES DRYER

What’s it used for?

The rotating tumbler holds the clothes and rotates them in a circular motion during the drying cycle. A heater warms the air drawn through the clothes as they tumble, which dries the clothes and the water in them. An exhaust vent passes out of the dryer and out of the apt – this is how the water exits the dryer in the form of steam.

How do I use it?

  • After washing a load of clothes, put them in the dryer.
  • Make the proper selections of temperature and drying cycle. Most loads will require “Regular” temperature and “Optimum Dry” settings.
  • Put a dryer sheet in the dryer with the clothes, if desired, and close the dryer door.
  • Allow the machine to run its cycle of drying clothes.
  • Opening the door during the operation will stop the dryer. To restart the dryer, close the door and select “Start” to complete the cycle.
  • After the cycle is complete, take out all of the clothes to avoid excess wrinkling.
  • Remove the lint filter by pulling straight up. Empty the lint filter by running your fingers across the filter. Replace the filter in its proper place.

Products needed

  • Dryer sheets (if desired – but are not necessary) – (Downy, Snuggle, Bounce)
    Do not overload the dryer with too many articles of clothing.
  • Do not operate the dryer without the lint filter in place.
  • Do not put things other than clothing in the dryer.
  • Do not dry articles of clothing containing fiberglass, foam, wool, rubber, plastic, or similar materials such as padded bras, tennis shoes, galoshes, bath mats, rugs, bibs, baby pants, plastic bags, and Be sure to empty the lint screen after each load of clothes to avoid a fire hazard.
  • Keep the area near the exhaust opening and surrounding areas free from lint, dust, and dirt.
  • Do not obstruct the flow of ventilating air. Do not stack or place laundry or throw rugs against the front or back of the dryer.
 

DRINKING WATER

Villas Rosas Tap water is sweet water and is safe for drinking.  If you prefer bottled drinking water you may order it from the Compound.   For enquiries, please contact your compound operator.

MAIL SERVICE

Mail services are available at Villas Rosas Compounds.  Residents may use the following address when posting letters.

(Name) + (Compound & Villa Number ) + P.O. Box 61837, Riyadh 11575, Kingdom of Saudi Arabia

You may mail letters at your compound gate. Residents must ensure that they have the correct postage before dropping off their mail. Mail will be delivered Saturday through Thursday to the post office. 

All incoming mail will be distributed via the mailboxes located in front of your apartment / Villa.  You are requested to check your mailbox regularly for compound circulars including the Monthly Gazette, Villas Rosas Recreational and Activity Magazine, as well as other compound matters.  For enquiries, contact Recreation at 486-5128 x248.
 

GARDEN

  • You will find a tap for re-cycled water in your back garden.
  • Please use recycled water only for your garden and (see daily watering schedule form).
  • Be advised that this water is definitely not suitable for human consumption.
  • Front gardens are maintained by the compound; however, back gardens are to be maintained by the resident.
  • Residents may contact the Maintenance Department to arrange

for special gardening needs at reasonable rates. For enquiries, contact Recreation at 486-5128 x248.

 

GARBAGE SERVICE

Except on Fridays and Public Holidays, the garbage will be collected in the morning. 
Please put the garbage in a plastic bag in the bin.

Al-Wadi-1 & Al Wadi-2, Star

Collection Point:   Outside villa or at the back side of the villa for collection.  Do not put your garbage outside the night before, unless it is tightly closed, otherwise stray cats and other creatures may feed on them. For enquiries please contact your compound maintenance department.

Delta 1 & Delta 2

Garbage containers are located at the entryway on the ground floor of each apartment foyer.  Residents are kindly requested to place garbage in proper garbage bags

PEST CONTROL SERVICES

Villas Rosas employs a pest control contractor to maintain Villas Rosas Compounds are pest free.
Fogging and spraying schedules are distributed on a monthly basis on the back of the shopping bus schedule.
In addition spraying inside accommodations units is available upon request. Please contact your compound maintenance for further information.

 

MAINTENANCE

  • All maintenance requests should be directed to and handled by the Villas Rosas Maintenance Department.  All maintenance should be reported promptly to avoid possible safety risks and to avoid property damage.
  • If you have a routine maintenance request, please fill out a maintenance request form, one job per request, and sign and date it.  You may then drop off your signed maintenance requests at the front gate or at the maintenance manager's office.
  • Please note that for all maintenance performed in a Villa must be recorded.  Therefore no maintenance will be performed without a Maintenance Request being filed. Requests are prioritized by the Maintenance Department.  The severity of the problem determines the amount of time it will take to have your request completed, but please be rest assured that all requests are attended to as soon as possible.
  • Emergency maintenance problems should be reported immediately to the Compound Operator who will notify the Emergency Maintenance Team to take immediate steps to assist you. The compound operator will follow up emergency maintenance requests until the job is completed.
 

EMERGENCY MAINTENANCE

Situations that are considered urgent and require immediate attention are:

  • All items which threaten life, health, and safety of residents
  • Fires
  • Flooding
  • Malfunction of Master Bedroom air conditioning unit
  • Power outage
  • Being locked out of your residence

Please note that our technicians will not enter a residence while residents are out unless written permission has been granted on the Maintenance Request Form.  Emergency situations are exceptions to this rule. 
Maintenance is generally free of charge, however special requests and misuse of inventory/appliances will be charged to the tenant.

OUTSIDE TECHNICIANS

Villas Rosas residents must seek prior written approval for all work done by outside technicians at their villas.  This includes any and all technical services performed at a residence. This measure is needed to protect the safety of residents as well as protect the standard and quality of work done at Villas Rosas Estates. Maintenance Authorization Request Forms are available at the maintenance office.

Prior to approval of all requests, the Villas Rosas Maintenance Manager will review the requests to ensure that the materials intended for use are of acceptable type and quality and maintain needed levels of product/equipment standardization, as well as meet applicable codes. When the work is completed, the Compound Maintenance Supervisor must inspect the work that was performed.
